Statement of significance:

The Doncaster Hotel occupies a unique position in the history and development of the Kensington area as free house hotel which has remained in the one ownership for more than 70 years. It is a dominant local landmark representing an important stage of development of the suburb in the 1020s. The building is given added prominence by its corner position and relative isolation from other significant development.

Description

Physical description: A large three storey ‘Inter-War’ hotel, with later roof level additions, located on a prominent triangular corner site. The external elevation contains modified classical design elements such as the columns on the recessed balconies, the projecting cornices and the simplified pediments. Originally the building had a combination of face brickwork and rendered detail, however the building was renovated and painted in the 1970s.
The Hotel is situated on a triangular site at the corner of Anzac Parade and Doncaster Avenue and was originally constructed as a three storey building with face brick supporting walls, concrete floors and staircase and a flat concrete roof waterproofed with asphalt coating. A pavilion structure on the roof housed the plant for a lift serving the upper floors. Externally, the building was typical of many Sydney hotels being face brickwork, with mannered rendered classical detailing at parapet level and on projecting verandah bays. Each facade was articulated by projecting bay windows, a strong cornice line and a triangular pediment. The ground floor was tiled to a height of 1650mm and was separated from the upper floors by a cantilevered awning.
A 1953 description of the hotel carried out by Tooth and Co. gives a good indication of the layout and uses of the various areas at that time. The ground floor was wholly given over to bar areas and service rooms. The first floor contained the Dining Room and kitchen area and 9 bedrooms with associated facilities. The second flor contains 15 bedrooms and associated facilities.
The brewing company Tooths contributed generously towards the cost of new equipment installed during the renovations at this time in exchange for a guarantee of beer sales.
Modifications and dates: 1954 roof level additions at the northern end of the building and the glazed sky lounge area overlooking the racecourse.
More recently the hotel has been modernised and externally the brickwork was painted and the ground floor shopfronts renovated.

History

Historical notes: The hotel site and adjoining land was purchased in 1905 by Richard and Kate Wootton. At the turn of the century development in the area was sparse but some major developments began to take place in the 1920s and the second wave of residential development spread across the suburb. The Masonic Temple was built on the south western side of the recently named Anzac Parade and became a popular venue for local sporting events for local social events. Shops sprang up on either side of the road and on the eastern side adjoining the hotel site, the Doncaster Theatre was erected between Anzac Parade and Doncaster Avenue.
The Doncaster Hotel was originally built in 1922-1923 and run as a private hotel by Mr Richard Wootton a horse trainer of Kensington. Wootton also owned the Maroubra Bay Hotel which he also named The Doncaster and which was eventually purchased by Tooth and Co. After his death the hotel continued to be owned and operated by his estate and by members of his family under the operating name of R Wootton Pty Limited.

The building is a relatively rare surviving example in the immediate area of an Inter-War hotel structure demonstrating elements of Classical design motifs and forming an important visual element of the streetscape character in Anzac Parade, representing the first significant wave of development in the twentieth century.

The Doncaster Hotel has been an important local institution in the Kensington area for over 70 years ad has significant associations with other local institutions including many local workplaces, the racecourse and associated activates and the University of NSW. The building has strong local esteem and is a recognised local landmark.
