The building contains detailing of the Interwar style. The building has a high level of integrity with high potential to be restored. The building is a good example of the typology boathouse. Description

Construction years: 1920-
Physical description: A single storey attached boatshed and cottage that dates from the Interwar period, within the key period of significance of Overall’s Estate, set on a waterfront site that reflects the original subdivision pattern that has partially lost its historic context. The building is built partially below the Mean High Water Mark and is elevated on a sandstone basecourse. The site has a seawall of dry sandstone block and a stone slipway. The site is heavily landscaped behind the boatshed and features indigenous vegetation and provides an appropriate setting for the house. The façade presents a double fronted asymmetrical elevation and is clad in weatherboard and fibro with a paint finish. The roof is gabled with a medium pitch. The roof is clad in concrete tile and features a timber derrick at the gable end and a stone chimney. A verandah is offset and has a straight profile, continuous with the roof. The verandah features twin timber posts and is unadorned. The door is centrally located and is glazed. Fenestration comprises horizontally proportioned 3-pane casement timber windows.
The interior was not inspected.

History

Historical notes: There are two subdivisions plans for Grays Point. The earliest plan, 1902, offered large blocks ranging in size from four to two acres for sale. Although there is no evidence that there was any settlement here at this time, it is likely, as this promontory was opposite the National Park and on the route of the ferry service between Audley and Cronulla, that it was regularly visited by water for fishing and swimming.The next plan, postdating 1911, subdivided the northern part of the former subdivision. This is a striking example of a contemporary real estate plan. Photos of the, subdivision and surrounding areas are festooned with native flora. The text celebrates suchfeatures as nearby Swallow Rock, noted for blackfish, and the proximity of the National Park's Gundamayne (sic) House just over the water. It was at about this time that Bob Dashwood blazed a trail, where North West Arm Road now is, and settlement of the area began. Any cottage in the area was probably a seasonal residence.

One subdivision plan for this area covers part of the southern shore of North West Arm and is dated 1924. On the northern shore the area west of Coonong Road, which marked the boundary of the Holt Sutherland Estate, was subdivided for sale in 1900.

Part of Thomas Holt’s 80 acres, Section 144. Subdivided as Overalls Estate and offered for auction sale on 26 January, 1924.

The building can be seen on the 1930 aerial photograph, when it is the only building on site. At this time it is one of three waterfront structures on the peninsular. An application for a dwelling on the lot was approved on 1974. In 1984, an application for dual occupancy was approved. The pontoon, ramp, jetty and deck were approved in 1998.

Recommended management:

The following elements, which contribute to the significance of the item, should be protected: The roof form, the wall finishes, the fenestration pattern and the seawall. The building is above the threshold for inclusion in the Heritage Schedule of the LEP. The following items should be included in the Heritage Listing: The cottage and boatshed, stone seawall, slipway, steps, timber derrick. The following items should be excluded from the Heritage Listing: The pontoon, ramp, jetty and deck. A heritage curtilage could be defined as the lot boundary. Significant elements evident at the time of the May 2010 inspection which include stone wall and slipway, boatshed and deck warrant careful management and retention is desirable. No restrictions relate to the retention of pontoon, ramp, jetty decking. Ideally, the residential use of the building should continue. The estuarinecontext/setting and backdrop of restored ficus, eucalyptus and casuarina. Alterations should be restricted to thesouth and west facades. Retain primary gabled form. Reinstate more sympathetic roof material (corrugated steel).Retain fenestration and wall finishes to east and north façades. Retain boatshed doors.
